Five buildings on Kildare Road and Sir Walter Scott have been sold again

Following many months of turmoil since   five residential apartment buildings on Kildare Road and Sir Walter Scott were sold by Group CLV  to a company represented by real estate broker Terry Geramanis, another transaction has now taken place.  David Gans and  Robbie Peck, two residents of Montreal who own other properties, are officially the new owners of  6565 and 6575 Kildare and  5775, 5755 and 5765 Sir Walter Scott.

Since last winter tenants have lived in fear of renoviction, complained about a lack of communications with the owners and dealt with neglect of the premises.

I spoke to Gans, who insisted that is all a thing of the past. He and Peck have already hired a full-time individual to manage the five buildings. Dedicated phone lines will be set up for tenants to call for assistance daytime and after hours. They have already started to clean the carpets in the corridors of each buildings. In cases where any stains were not removed, they will hire a professional company to complete the job. A long series of repairs and renovations are on their “to do” list.

There is  presently a truck in one of the parking lots. That will be removed from the premises as soon as possible. A landscaper has been hired to beautify the grounds.

“We are very excited to be the new owners,” said Gans. “Good things are going to happen.”

I must say that as the city councillor for the district I am very relieved with this news. These past few months have not been easy on anyone, including our staff at City Hall who maintained a very close eye on the properties. I’d like to thank almost all of the tenants for their patience and the professional manner in which  they communicated with me.

  1. This is indeed wonderful news! Happy to hear that the new owners are actually on board. It’s certainly time.

I was hoping, and would have much preferred, that the Park Kildare properties new buyer/owner not have any past association with the previous owner, real estate speculator Henry Zavriyev (aka Leyad aka Immeubles Kildare aka Immeubles Galleon), and be a bona fide long term real estate investor much like past owners CLV InterRent or Cogir but, unfortunately, that is not the case.
    Just so everyone knows, the apparent new owners, Westmount Capital Mortgage Corporation, have been one of Henry “The King of Renovictions” Zavriyev’s biggest private lenders over the years.
    The link below points to a LaPresse article but one can easily use Google’s “Translate to English” to read it in English:

    Specifically related to Westmount Capital, here’s what the article says:
    “51 million from a single private lender
    Henry Zavriyev’s largest private lender, Westmount Capital Mortgage Corporation Inc., has taken out mortgages totaling more than $51 million on the developer’s properties since 2020. The latest loan, for $2.8 million, is financing a 27-unit building on Avenue des Vendéens in the Anjou borough.
    Westmount Capital President Robbie Peck did not return a call to La Presse.”
    In other words, Park Kildare’s five buildings are now apparently owned by the same people who have been funding Zavriyev’s renoviction projects over the years.
    Not a good look.

  3. Just because Westmount Capital loaned Zavriyev money to purchase property doesn’t mean they stand behind his decision to renovict. It’s a business transaction.

    lol. Do you seriously not see the significance of the new owner (Westmount Capital) “being in bed” financially with the previous owner (Henry Zavriyev) who happens to be a well-known renovictor/unscrupulous real estate speculator?
    Yeah, it’s a business transaction, needless to say, but Westmount Capital knowingly made the decision to lend money to a scumbag who has caused a lot of suffering and made life extremely miserable for countless families and individuals. Just that alone is proof that Westmount Capital stood behind Zavriyev’s “decision to renovict”.
    And please don’t be ignorant enough to now suggest that Westmount Capital had no idea they were supporting/funding such a lowlife… They clearly did, and their reputation(?) should absolutely suffer because of it.
    As written in the LaPresse article at the time, Westmount Capital President Robbie Peck chose not to return a call to LaPresse. I wonder why.

  6. Seems like they’ve move on to bother others in the area. They purchased our building in NDG on Sherbrooke street in June under IMMEUBLES HERCULES… same gang, with Avi and David trying to get tenants out and providing zero information. We have tenants who have lived here over 30 years, and they have a complete disregard for common decency or the security of our building. Attempting to destroy a beautiful maintained 1930s building.

My advice to you and everyone else in your building is to record all interactions, save all emails, and take lots of pictures and videos documenting the grounds as maintenance and housekeeping will be neglected. Also, refuse all proposed increases so you can present all your documentation in front of a judge. Be aware that they have a history of falsifying information when they make their application to the TAL so make sure it is right. You should also all refer to the civil code of quebec, specifically code 1947 as they play around with dates as most tenants don’t know that they only have one month after the date you reply and not one month after the end of the tenants reply period.
