The historic demolition of 40 percent of the Cavendish Mall began earlier this week. It will take at least another month to complete. The sale of new townhouses is already underway. Joe Levine, president of Dubelle Developments Ltd,, did not even have to undertake a marketing campaign yet as potential buyers have been calling for months.
According to Levine, who has built such developments as Ilan Ramon Crescent and Cambridge Courts, the first 14 of 53 townhouses are already reserved. The entire project will be constructed in three phases. These three and four bedroom townhouses are selling for about $525,000. Eighteen four-bedroom semi-detached homes will go for about $650,000 each, And purchasing a four or five bedroom home will cost over $1 million.

What a surprise… It will be yet another Cote St-Luc neighborhood reserved for the rich.
This project was in the works for years, and was approved on the basis of bringing young families into CSL with decent priced housing, the term the developer used was ” Affordable housing “.
The Townhouses should have started at $375k NOT $550k +
The Semi-Detached homes should have started at $550k NOT $700k base without a finished basement !
The Fully Detached homes should have started around $750k NOT one million!
The concept was to bring young families into CSL, and revamp the area. However, the Only people buying are the older religious Jewish families that have already pre-bought the entire 1st phase. These middle aged families will continue to buy up the other two phases. Maybe 10% of the buyers will be young families.
Bottom line, this will Not bring young families back into CSL. If anything CSL housing selling out this fast at these prices, will raise property value in CLS and even further push 1st time home buyers out of the area.
I 100% agree that CSL is a great community, and I think the home value should stay strong, but not unaffordable for young Jewish families just starting out, $550 + for a base model townhouse is high by any standards. Developers

As a member of a “young family” currently residing in CSL, I was hoping that there might be the possibility of affording a unit in this new development, especially when seeing the “affordable housing” line being used.
At these prices, I’m not sure which “young families” are being targeted – the ones who have already won the lottery?
I have to tell you that all the “young families” I know, who are already here in rental units, whether they be townhouse-style, duplexes or high-rises, feel this is a slap in the face to them. It really is no wonder why more of us are leaving CSL for the West Island.
I wasn’t too impressed by the plans I saw in the Gazette — the townhouses were too sparse, from what I recall. They should be built out to the street to maintain an urban fabric.

I thought this new development was supposed to attract young families. Not only is that pricing totally off base and will not attract young people, but it won’t attract anybody. Who in their right mind would pay 550k, 750k, or 1m to live in cote st. luc of all places. Those price tags are reserved for TMR, Hampstead, and Westmount respectively…definitely not CSL.
So far, this entire project sounds like a hoax and I am another disappointed resident.
